Ask most Perth homeowners when to lay turf and they'll say spring. It makes intuitive sense — the weather is warming up, everything is growing and the lawn will look great through summer.

The problem is that a spring install puts your new turf straight into Perth's harshest conditions before it has had time to establish. You're fighting 38-degree days, water restrictions and hydrophobic soil from day one. Root establishment suffers, water bills climb and you spend the first summer of your new lawn's life nursing it through heat stress.

Autumn is better. Significantly better. Here's why, and everything you need to know to make the most of it.

The Short Answer

March to May is Perth's best turf-laying window — milder temperatures, longer soil moisture retention, reduced watering pressure and a full winter to establish deep roots before facing a Perth summer. A lawn laid in autumn arrives at its first summer already established and significantly more resilient.

The one exception: TifTuf Hybrid Couch. As a couch variety, TifTuf establishes more slowly in cooler conditions. Sir Walter Buffalo, Zoysia Australis and Nullarbor Couch all establish well in autumn.

The fundamental difference is timing relative to stress. An autumn install gives new turf the easiest possible conditions to establish in, then sends it through a mild winter before it has to face the pressure of a Perth summer. A spring install does the opposite — it asks the turf to establish during the most stressful period of the year.

Perth's sandy soils go hydrophobic when they dry out, repelling water rather than absorbing it. New turf with shallow roots is particularly vulnerable — the roots can't reach moisture in the deeper soil profile. Autumn installation gives roots time to establish depth before the soil dries out in summer, dramatically reducing this risk.

Which varieties suit autumn installation

How to install turf in autumn — step by step

The installation process itself is the same regardless of season. What changes in autumn is the aftercare — less watering pressure, but more attention to soil preparation before the ground cools.

Prepare the soil — this is the most important step
Remove all existing grass, weeds and debris. Rotary hoe or cultivate to a depth of 100mm. Grade the surface so it drains away from the house — a 1-2% slope is ideal. Rake to a fine, even tilth. Any bumps or dips now become permanent features of your lawn.

Apply a pre-planting starter fertiliser
Work a starter fertiliser into the top 50mm of soil before laying. This provides phosphorus for root development right where the new roots will reach first. Do not skip this step in autumn — nutrient availability decreases as soil cools, so getting fertiliser in at laying time is more important than in summer.

Apply a wetting agent before laying
Apply a soil wetting agent to the prepared soil before the turf goes down. This is critical on Perth's sandy soils. A wetting agent ensures that when you water the new turf, moisture penetrates to the root zone rather than beading off the surface. Apply, water in lightly, then lay.

Lay turf the same day it is delivered
Fresh-cut turf should go down the day it arrives. Do not leave rolls or slabs stacked — they generate heat quickly and the grass will yellow within 24-48 hours. Lay in a brick-bond pattern with staggered joints, butting edges tightly together with no gaps. Avoid stretching the turf to fill gaps.

Roll after laying
Roll the entire lawn after laying to ensure good soil contact across the full surface. Air pockets beneath the turf prevent root contact and cause dry spots. A lawn roller hired from a hire shop works well. Roll once immediately after laying, then once again after first watering.

Water thoroughly immediately after laying
Water deeply within 30 minutes of laying. The turf and the soil beneath both need to be saturated. In autumn this means a good initial soak rather than the frequent light watering needed in summer. The goal is moisture reaching 100mm depth.

Test for establishment before reducing watering
Tug a corner of the turf after 10-14 days. If it resists, roots have engaged with the soil and you can begin reducing watering frequency. In autumn this typically happens faster than in summer because the soil retains moisture longer between waterings.

First mow at the right height
Mow once the lawn is established and growing. Set the mower slightly higher than your intended maintenance height for the first mow — never remove more than one third of the leaf. After establishment, raise the mowing height to your winter setting as detailed in our seasonal guide.

Watering a new autumn lawn under Perth restrictions

New turf is exempt from standard Water Corporation watering restrictions for the first 28 days after installation. This is one of the most important things to know if you're laying in autumn. You are not restricted to two days per week during that establishment window — you can water as needed to establish the lawn.

In practice, autumn's milder temperatures mean you'll need to water far less frequently than a summer install regardless. Aim for the following watering schedule during establishment:

Post-installation care through winter

Once established, an autumn-laid lawn requires relatively little intervention through winter. The cooler temperatures reduce growth rates and watering demand. Here's what to focus on:

Apply a pre-emergent herbicide

If you've laid in March or April, apply a pre-emergent herbicide within the first few weeks to stop winter weed seeds germinating in your new lawn. This is particularly important for new turf — any weed establishment during the vulnerable early period is much harder to remove later without damaging the grass.

Light fertilise once established

Apply a fertiliser once you have confirmed root establishment — typically 3 to 4 weeks after laying. The April feed is critical for building root reserves and energy storage before growth slows. Don't skip this even though the lawn is new. A well-fed new lawn heading into winter establishes deeper roots and recovers faster in spring.

Hold off on hard mowing

Keep the mowing height up through winter. The higher leaf surface area supports photosynthesis in lower light conditions and protects the crown of the plant from frost. For Sir Walter, aim for 30-40mm through the winter months.
